Manufactured-home communities

Start with who owns each roof.

TNT / Guide 05

Which roofs can management authorize work on?

A clubhouse, a community-owned rental, and a resident-owned home can sit on the same street and require three different approvals. Inventory each roof separately.

What to bring.

  • A site plan identifying shared buildings, community-owned rentals, and resident-owned homes.
  • Use, measured area if known, existing material, prior repairs, and access limits for each roof.
  • Recorded repair expenses, resident notice dates, and approval contacts.

Who to include

Start with community management. For a resident-owned home, involve the homeowner before including it in any scope.

Work window

Plan notices and access by building. Residential roofs need their own product and written warranty review.
